Homebuyers are voting with their pocketbooks and the returns are good for The Waters in fast-growing Pike Road.

More than $100 million of real estate has been sold in the Pike Road development since its founding, on-site broker Jennifer Atkins said. That steady pace includes more than 40 homes or lots so far in 2014, she added.

“The accelerated growth has put us in an expansion phase with the development of new lots, all with views of our lake and wooded preservation areas,” Atkins said. “Also, we are building an additional pool with an outdoor pavilion, full kitchen and an area for entertaining. Our homeowners are also going to enjoy the new lakeside volleyball court and new Lake Cameron pier.”

She said the Open House Weekend going on today gives prospective buyers the opportunity to walk through homes from all the preferred builders: Riverchase Homes, Newcastle Construction, Harris Doyle Homes and Distinctive Homes. The featured homes will be open from 1 p.m. to 6 p.m.

“As visitors enter the community on Avenue of the Waters they are encouraged to take a peek over the rolling hills to see the new Pike Road School construction,” Atkins said.

The draws for The Waters are many. Water abounds with a lake, saltwater pool, beach and more.

“The original marketing line for The Waters was, ‘It’s not a vacation home, it just feels like one,’ is still true today, even more so with the addition of many new amenities,” Atkins said.

Homeowners now enjoy a large saltwater pool, community pavilion, world-class fishing in Montgomery County’s largest lake, marina with courtesy access to kayaks, canoes, fishing boats, beach, piers and a cruise boat.

For land lovers there are five lighted tennis courts, a basketball court, meeting house, outdoor grilling station, bark park, playgrounds, soccer field, acres of parkland and extra-wide sidewalks with tree-lined streets. The newest amenities will be opening in the spring of 2015. An active homeowners association plans fun events throughout the year, Atkins said. “Our newest program, The Waters’ Kids Club, focuses on interactive events for the neighborhood kids while school is out for summer,” she said.

The design of The Waters allows for numerous lot and home sizes resulting in a variety of options from small cottages to large homes. Buyers can have as much or as little yard as they want. “We have beautiful new homes to fit most every budget,” Atkins said. “Our timeless architecture is inspired by classic Southern towns and our quality construction can stand the test of time. The streets of The Waters are lined with hundreds of homes built with all ages and stages in mind from couples and growing families to young professionals and empty nesters.”

Prospective homeowners can choose their home site, builder and plan, all on their own timeline with no preset construction time, Atkin said. Or buyers can also choose one of the move-in ready homes. Construction of the Pike Road School is well underway. The school walls are going up and asphalt is down on the parking area, Atkins said. The news of a new school system has brought a lot of people to the area who want to know more.

“The Waters homeowners will be able to access the school via foot, bike or golf cart on our Trail to Education,” Atkins said. “We will soon experience the true meaning of a neighborhood school.”
