Traditional Neighborhood Design (TND)
Designed for Living
The Waters was thoughtfully planned as a Traditional Neighborhood Development (TND), a design philosophy centered around walkability, connection, and shared outdoor spaces. The community is designed so neighbors, parks, lakes, and gathering spaces are naturally woven together.
Wide sidewalks, tree-lined streets, and scenic trails make it easy to walk, bike, or take a golf cart through the neighborhood. Along the way, residents pass lakes, green spaces, playgrounds, and the Town Center, creating daily opportunities to enjoy the outdoors and connect with neighbors.
This thoughtful design creates a rhythm of life that feels both relaxed and vibrant. Morning walks by the lake, afternoons outdoors, neighbors gathering in parks or heading to the pool … it all happens naturally because the neighborhood was designed for living, not just arriving.
Green Space & Natural Beauty
Over 60% of The Waters community is dedicated to parks, lakes, and green space. Acres of preserved landscape wind through the community’s rolling hills and towering oaks, creating peaceful views and outdoor spaces throughout the neighborhood.
Nature & Outdoors
At The Waters, nature is part of everyday life. Acres of natural areas, beautifully landscaped parks, and miles of lakeshore create a setting where the outdoors is always close by. Residents enjoy morning walks along the sidewalks and trails, afternoons relaxing in neighborhood parks, and evenings watching the sunset from a lakeside pier or front porch. The result is a lifestyle that feels both peaceful and connected to the natural beauty of Pike Road, Alabama.
Walkable & Golf Cart Friendly
Wide sidewalks and scenic walking paths connect the entire community, making it easy to explore on foot, by bike, or by golf cart. Many residents enjoy traveling throughout the neighborhood by golf cart, whether heading to the lakes, pools, parks, or Town Center.
One of the most unique connections is the Trail to Education, a path that leads directly from The Waters to Pike Road Elementary School. Accessible by foot, bike, or golf cart, the trail provides a convenient and stress-free route for students and families traveling between home and school.
Parks & Playgrounds
Over 60% of The Waters Community is dedicated to parks, lakes and green space!
At The Waters, active living and interaction with the outdoors is easily accessible. Enjoy an abundant number of beautiful green spaces and parks throughout the neighborhood, perfectly suited for an impromptu game of catch, an afternoon of relaxation in your ENO hammock or showing off your kite flying skills. With three community playgrounds, a soccer field, spacious green fields and pocket parks throughout the community there is a space for everyone, including your four-legged friends. Best of all, everything is accessible by a short walk or golf cart ride. The Waters is proud to have more amenities than any other Pike Road neighborhood. We’re highlighting a few of our larger park spaces below – stop by and discover all of them for yourself!
Dawson Creek Park & Playground
This green space is nestled in the heart of The Waters’ Dawson Creek section. The shady park is the perfect space to relax with three free-standing swings, a meandering sidewalk with picnic tables and a children’s play place!
The Waters Bark Park
The Waters Bark Park will be a favorite spot for your family’s best friend with an open dog run and obstacle course, plus separate sections for larger and smaller pups.
Pine Park Trial
This lake-side red rock walking trail connects our Welch Cove and Lucas Point sections. The trail is about 2,000 ft long and provides so many possibilities to explore the neighborhood! It’s perfect for serious runners and beginners.
The Field of Dreams
The Field of Dreams, is a multi-purpose sports field created for a pickup game of soccer, football, dodgeball … whatever our neighbors dream up! This area is also known to be the perfect kayak snow sledding spot during our very infrequent Alabama “snowstorms”.
